A Bond held through an Innovative Finance ISA, which offers you the potential for a healthy return

The Fluid Bond offers an asset-backed investment enabling bondholders to potentially earn a regular income every quarter, calculated at a fixed rate of interest of 6% offered per annum over 3 years. Investment raised will be utilised as lending capital to provide asset-backed bridging loans to exciting projects throughout the UK. Please note that while the bond is asset-backed this does not guarantee that all capital would be repaid. This also means that there is a liquidity risk and there is likely to be a delay in repaying your capital should you request it.

“Bridging loans are a short-term funding option used to ‘bridge’ a gap between a debt coming due and the main line of credit becoming available. Or they can simply act as a short-term loan in pressing circumstances.”

We are of the belief that within the current lending arena there is room for a highly professional, quality driven player. With many of the high street banks and other traditional lenders slowing down the rate at which they are willing to lend, and reducing their appetite for lending to a portion of their current client base only, the need for bridging providers is bound to increase further. Interest rates for bridging loans can range from 0.5% to 2.5% based on many factors including LTV and risk. At Fluid we believe that we can remain competitive and offer a greater level of continued service to our borrowers. It is envisaged that average interest rates charged by Fluid Lending will be around 1.25% pm. Whilst this is slightly higher than the industry average of 0.83% pm it will be justified by having a turnaround time far lower that the industry average of 7 weeks. Your investment will ultimately fund these bridging facilities taken out to finance exciting projects throughout the UK.
